Q: What is the Pet Policy?
A: Each listings should specify if pets are allowed. IF pets area allowed in a building or individual unit, the pet must meet any/all requirements and breed restrictions may apply. Tenants must also agree to the terms in our Pet Agreement. There is a maximum of two pets per unit, unless otherwise stated in the ad. There is a $25/month fee per cat and/or dog. (For other small animals such as caged, tanked, or crated animals - ask the property manager for details.) No fish tanks larger than 20gallons are allowed in our units.
Q: Is renters insurance required?
A: While renters insurance is not required, Highgate Management strongly recommends that all tenants get coverage. If a tenant chooses to get renters insurance, the Lessor should be listed on the policy as an "additional interest." Tenants can and should shop for the right coverage for them. Often, lower rates can be found by bundling with an existing insurance policy, such as vehicle insurance.
Q: Can I smoke in my unit/building?
A: NO. All Highgate Management properties are non-smoking. You cannot smoke in the units or common areas. Some properties may have a designated smoking area or required distance from the building, while others are a completely non-smoking premises. The term "smoking" shall include the inhaling, exhaling, burning, or carrying of any lighted cigarette, cigar, or other tobacco product, marijuana, or illegal substance, in any manner or form. This definition of smoking also includes electronic devices.
Q: What is the tenant selection criteria?
A: Highgate Management is an equal opportunity housing provider and fully complies with the Federal Fair Housing Act, and state and local housing laws. Applicants current and past performance in meeting financial obligations will be considered - including both rental payment history and the payment history of accounts on their credit report. Applicant must have the necessary household income to afford the rental unit that is being applied for (the maximum ratio of income to rental expense may vary by individual unit due to included utilities.) Q: What do I need to provide with the application?
A: All online applications will only be considered complete upon receipt of both the application fee and the applicants proof of income. Proof of income can be: two most recent paystubs, Social Security/Social Security Disability benefit verification letter, housing assistance voucher, pension or retirement income statements, or tax returns. Q: What will get my application denied?
A: Any applicant who has been convicted of a felony, or is required to register on the National Sex Offender Registry will have their application denied. Any applicant who has been evicted from a previous rental will have their application denied.
